Skylight and Roof Penetration Sealing in Fairfield, CA

The details leak, not the field. Curbs, skylights, pipe penetrations and equipment supports, flashed properly rather than sealed with mastic.

Active leak right now? (707) 309-2388

If you need skylight and roof penetration sealing in Fairfield, you are addressing the part of the roof where the overwhelming majority of commercial leaks actually begin. The open field of a membrane is a simple, continuous, machine-welded surface. Every curb, skylight, pipe, conduit, drain, exhaust fan and equipment support is a hand-built assembly with corners, transitions and movement, and that is where water gets in.

The most common bad repair in commercial roofing is a bead of sealant run around a failing penetration. Sealant is a component of a flashing detail, not a substitute for one. It has a service life measured in a few years under California UV exposure, and when it fails the water has been getting in for some time before anyone notices.

What is included in skylight and penetration sealing

Skylight curb reflashing

New membrane flashing up the curb with proper termination, rather than sealant applied over a failed detail.

Skylight unit replacement

Cracked, crazed, hazed or leaking units replaced. Older acrylic domes become brittle under sustained UV exposure and eventually crack.

Pipe and conduit penetrations

Pre-formed boots or field-fabricated flashings with proper clamping, replacing degraded boots and failed sealant collars.

HVAC and equipment curb flashing

Curbs reflashed with membrane and termination bar, plus correction of curbs set too low to flash properly.

Equipment support correction

Rooftop equipment sitting directly on membrane, or on improvised blocks, relocated onto proper supports.

Cricket installation

Where a wide curb dams water on its upslope side, a cricket diverts flow around it instead of letting it pond.

Signs your building needs this

  • Interior staining directly beneath a skylight, curb or rooftop unit
  • Cracked, crazed, yellowed or hazed skylight domes
  • Sealant beads around penetrations that have cracked, shrunk or pulled away
  • Pipe boots split at the top of the collar
  • Rooftop equipment sitting directly on the membrane or on timber blocks
  • Ponding on the upslope side of a wide curb or screen wall
  • New rooftop equipment installed by another trade with penetrations they flashed themselves

How we work

Our skylight and penetration process

  1. Penetration inventory

We catalogue every penetration on the roof and record its condition against a roof plan.

  2. Prioritisation

Failed and actively leaking details first, degraded but sound details scheduled, and sound details noted for monitoring.

  3. Proper flashing

Detail rebuilt with compatible membrane, termination bar and clamping, not sealed over.

  4. Drainage correction

Crickets added where curbs dam water, so the new detail is not sitting in a pond.

  5. Documentation

Photo record before and after for your maintenance file and warranty compliance.

What skylight and penetration sealing costs in Fairfield

Penetration work is priced per detail, because each one is its own small assembly. That is actually useful for budgeting: a roof with 40 penetrations can be addressed in prioritised phases across budget cycles rather than as a single capital event, with the actively failing details done now and the degraded ones scheduled.

What drives the cost per detail:

  • Detail type. A pipe boot is quick. A large skylight curb reflash is a half day.
  • Membrane compatibility. Matching an aged or discontinued membrane may require a transition detail.
  • Curb height. Curbs set too low to flash properly need building up, which is carpentry as well as roofing.
  • Skylight unit replacement. The unit itself is a material cost on top of the flashing labour.
  • Cricket work. Tapered insulation to divert water around a curb adds material and labour.
  • Access over occupied space. Skylight work is by definition directly above the interior, so protection is required below.

Local conditions that change this job in Fairfield

Skylights are unusually common on Fairfield's warehouse and distribution stock, because daylighting a large floor plate is far cheaper than lighting it, and the county's building inventory has expanded steadily with logistics construction along the Cordelia Road and Highway 12 corridors. That gives many local buildings dozens of skylight curbs each, and every one is a penetration. The local ageing factor is UV. Fairfield's essentially cloudless May to October stretch delivers sustained high UV exposure year after year, and acrylic skylight domes respond to that by crazing, yellowing and eventually cracking. On buildings with original domes from the 1990s or early 2000s, dome replacement across the roof is frequently the single highest-value penetration project available.

Why Choose Us

Why Fairfield building owners choose us for this work

Details first

Leaks start at penetrations, not in the field

Across commercial roofing, the overwhelming majority of leaks originate at curbs, skylights, pipes, drains and perimeter details rather than in the open field of the membrane. This is why a leak investigation that concentrates on the field of the roof usually finds nothing, and why our penetration inventories catalogue every detail on the roof against a plan rather than looking only where the water showed up inside.

Not sealant

A bead of caulk is not a flashing detail

The most common inadequate repair in commercial roofing is running sealant around a failed penetration. Sealant has a service life of a few years under California UV and is a component within a flashing assembly, never a replacement for one. We rebuild the detail in compatible membrane with proper termination and clamping, which is more work and lasts an order of magnitude longer.

Per detail

Phased budgeting across cycles instead of one capital event

Because penetration work is priced per detail, a roof with dozens of them does not have to be addressed all at once. We prioritise into what is actively failing, what is degraded and should be scheduled, and what is sound and needs monitoring, so the work can be spread across budget cycles without leaving an active leak unattended.

Answers

Skylight & Roof Penetration Sealing questions we get asked in Fairfield

Why does the area under our skylight keep leaking after repairs?

Almost always because the repair was sealant applied over a failed flashing rather than a rebuilt flashing detail. Sealant degrades under UV within a few years and the leak returns.

The other common cause is that the curb itself is too low to flash properly, in which case the curb has to be built up before any flashing will hold.

Should we replace our skylight domes or just reseal them?

If the acrylic is crazed, yellowed or cracked, replace it. UV degradation is not reversible, and a crazed dome will keep failing regardless of what is done to the flashing around it.

Replacing the unit is also the right moment to reflash the curb properly, since the detail is open anyway.

Another contractor installed rooftop equipment. Who flashes the penetrations?

This is one of the most common sources of commercial roof leaks and warranty disputes. HVAC, refrigeration, solar and telecoms contractors frequently make their own penetrations and flash them to their own standard.

If your roof is under a manufacturer warranty, unauthorised penetrations can void it. The right sequence is for the roofing contractor to flash any new penetration, and we are happy to coordinate directly with the other trade.

Can you add a skylight to an existing commercial roof?

Yes, though it involves structural work as well as roofing, since a new curb needs framing into the deck. It is worth doing where daylighting a large floor plate will reduce lighting load.

We coordinate the framing and the roofing so there is no gap in responsibility between the two, which is where new-opening leaks usually originate.

How often should penetrations be inspected?

At every scheduled maintenance visit, so twice a year as a baseline. Penetrations are the highest risk elements on the roof and they degrade gradually rather than suddenly.

It is also worth an inspection any time another trade has been on the roof, because unauthorised penetrations and abrasion from equipment are common and rarely reported.
