If you are looking at roof coating in Fairfield, the honest framing is that a coating is a restoration, not a resurrection. Applied over a roof that is aged but structurally sound and dry, a silicone or acrylic coating system creates a new monolithic waterproof surface, restores reflectance and can add 10 to 20 years of service at a fraction of replacement cost. Applied over saturated insulation or a failing deck, it seals the problem in and makes the eventual replacement worse.

The difference between those two outcomes is a moisture survey. That is why every coating project we quote starts with one, and why we will sometimes tell a building owner that the roof they hoped to coat needs replacing instead.

What is included in roof coatings and silicone restoration

Moisture survey

Infrared or capacitance scanning plus core cuts to establish whether the insulation is dry. This determines whether coating is viable at all.

Substrate repair

Seams, flashings, blisters and punctures repaired before coating. A coating bridges small imperfections, it does not repair failed details.

Cleaning and preparation

Power washing and, where needed, priming. Adhesion failures in coating systems are almost always preparation failures.

Reinforced detail work

Polyester fabric reinforcement embedded at seams, penetrations, curbs and transitions where movement concentrates.

Base and top coat application

Silicone or acrylic applied at the specified mil thickness, verified with wet film gauges during application rather than estimated afterwards.

Warranty and renewability

Manufacturer warranty registration, plus the important structural advantage that a coated roof can be recoated at end of term rather than replaced.

Signs your building needs this

  • The membrane is aged, chalking or has lost reflectance, but is structurally intact
  • Moisture scans show the insulation is dry across the roof
  • The roof is out of warranty but not yet leaking systemically
  • Capital budget will not support a full replacement this cycle
  • Reflectance has degraded and summer cooling costs have risen
  • You want to defer replacement by a decade while keeping the building dry
  • An existing metal roof is sound but corroding at laps and fasteners

How we work

Our coating process

  1. Moisture survey

We establish whether the insulation is dry. If it is not, we tell you coating is the wrong product and why.

  2. Repair

Seams, flashings, blisters and penetrations repaired to a sound substrate.

  3. Preparation

Power wash, dry, prime where the substrate requires it.

  4. Reinforced details

Fabric reinforcement embedded in coating at every seam, curb and penetration.

  5. Coating and verification

Base and top coats applied to specified thickness, wet film gauge readings recorded, then warranty registration.

What roof coatings and silicone restoration costs in Fairfield

Coating systems typically run in the region of $3 to $6 per square foot installed, against $6.50 to $15 per square foot for a full membrane replacement. That gap is the entire commercial case for restoration, and on a 50,000 square foot roof it is a large number.

What drives coating cost:

  • Coating chemistry. Silicone costs more than acrylic and tolerates ponding water, which acrylic does not.
  • Mil thickness. The specified dry film thickness directly determines both material cost and warranty term.
  • Substrate repair scope. The repairs needed before coating are frequently a larger line than the coating itself.
  • Detail count. Every curb, drain and penetration needs reinforced detail work.
  • Surface condition. A heavily contaminated or chalked roof needs more preparation and sometimes priming.
  • Ponding. Areas of standing water may need drainage correction first, or a chemistry that tolerates it.

Local conditions that change this job in Fairfield

Fairfield's climate is close to ideal for coating work, and that is a genuine local advantage rather than a marketing line. Coating systems need a run of warm dry days to cure properly, and Fairfield delivers an essentially rain-free May to October window with summer highs into the upper 80s and 90s. That means coating projects here can be scheduled with real confidence rather than squeezed between weather windows. The corresponding local constraint is the Delta breeze. Sustained afternoon wind through the Suisun Gap causes overspray drift and can affect film formation, so on exposed Cordelia and Highway 12 corridor roofs we typically schedule spray application for mornings and use containment where neighbouring properties or vehicles are downwind.

Why Choose Us

Why Fairfield building owners choose us for this work

Moisture survey first

We will tell you when coating is the wrong product

A coating applied over saturated insulation seals water into the assembly, accelerates deck corrosion and makes the eventual replacement more expensive than it needed to be. Every coating quote we issue is preceded by a moisture survey, and when the scan comes back wet we say so and quote the replacement instead. That costs us coating jobs and saves building owners from a very expensive mistake.

$3 to $6

Roughly half the cost of replacement, when the roof qualifies

Coating systems run around $3 to $6 per square foot against $6.50 to $15 for full membrane replacement. On a qualifying roof that is a substantial capital deferral. The qualification is the whole point: dry insulation, sound deck, repairable details. Where those conditions hold, restoration is one of the better value propositions in commercial roofing.

Renewable

A coated roof can be recoated rather than replaced

At the end of a coating system's term, a properly maintained coated roof can generally be cleaned and recoated rather than torn off and replaced. That converts a large periodic capital expense into a smaller recurring one, which is a materially different budgeting profile for a facilities manager holding a building long term.

Answers

Roof Coatings & Silicone Restoration questions we get asked in Fairfield

Will a coating stop our existing leaks?

Only if the leaks come from surface deterioration and small breaches, and only after the failed details are properly repaired first. A coating bridges minor imperfections. It does not repair an open seam, a failed curb flashing or a broken drain.

The repair scope comes before the coating, and on some roofs it is the larger part of the project.

How do we know if our roof can be coated?

A moisture survey. Infrared or capacitance scanning identifies saturated insulation, and core cuts confirm what the scan indicates. If the insulation is dry and the deck is sound, coating is on the table.

If the survey shows significant wet areas, those areas have to be cut out and replaced, and if they are extensive enough the economics tip toward full replacement.

Silicone or acrylic?

Silicone for almost any flat roof in this market, because it tolerates ponding water and holds its performance under standing water where acrylic degrades.

Acrylic costs less and performs well on roofs with genuinely positive drainage and no ponding. Given how common ponding is on older low-slope roofs, silicone is usually the safer specification.

Does a coating count for Title 24 compliance?

A reflective coating with a current Cool Roof Rating Council rating can be used to meet the nonresidential low-slope requirement of 0.63 aged solar reflectance and 0.75 thermal emittance.

The product needs a CRRC rating for the aged values, not just initial values, and we supply that certificate in the closeout package.

How long will a coated roof last?

Published ranges put silicone restoration systems at roughly 10 to 20 years of added service life, with the specified dry film thickness and the quality of the preparation being the main variables.

The renewability is the underrated part: at end of term a maintained coated roof can usually be recoated rather than replaced.
